Lettings , Commercial & Sales 

Cingleys now have a lettings divison and a commercial division for sales and lettings,  You will be impressed with the level of customer service.  We are still focussed on Leasehold Management , and still offering our local service, these additional services have stemmed from requests and the lack of service recieved, so we thought we would offer new and old clients more choice.

We are offering these additional services as a bolt on to what we do which is leasehold management at the request of leaseholders who would like us to offer this service.  We considered it and thought as it will not take us too far away from our core speciality we would simply offer the additional services which is predomonently being taken up by our current leaseholders who has seen it that we may as well manage their apartments which they rent in both blocks we manage and block we dont.

Health & Safety

Cockroaches are perhaps the best known and the least liked invertebrate pest found in domestic and commercial environments - they are a serious threat to health and cause many other problems. They foul food and spread disease e.g. salmonella,tuberculosis, gasteroenteritis. Their presence also causes fear and distress to many people. Because they eat almost anything they can also damage many goods other than food such as books, tapestries, leather goods, pictures.

Cockroaches may enter your premises through various routes: they could have travelled from the market inside your shopping bags, or crawled over from neighbouring properties. They are very good climbers, being able to climb vertical glass or tiled surfaces. Once inside a building they can get right into the heart of it while searching for warm humid areas, such as laundry rooms or behind radiators. Once a cockroach has found a suitable place to live, it then produces a smell that attracts other cockroaches. As this smell is also present in their faeces, cockroaches will also be attracted to areas previously contaminated by other cockroaches, so reinfestation of suitable areas is a common problem.

Northern Office Means Business 

2012 is the year that the other management companies operating in the North or England will have wished that they had given their clients customer service and listened to their complaints, because Cingleys is conducting a massive drive to obtain new business.   Watch out !  because Cingleys is a traditional company offering a simple  "Back to Basics" attitude to our clients.   We have embraced the new legislation and have not let it confuse or complicate our services.  

We send demands as per the new legislation, so persistant arrears leaseholders will be addressed quickly,  for maintanence, we have a core group of traditional trades people who react quickly in a cost effective manner.  We will not call a trades person out from Manchester to address an issue in Leeds, because we have a solid network of trades.  We keep it local, when it comes to trades people, which may seem like common sense, but does your current mangement company use local trades ?

Council home sub-lets may be made criminal offence 


About 1.8 million families in England and Wales are currently on waiting lists for social housing Plans to make it a criminal offence for council tenants to sub-let their homes are to be unveiled by the government.  A consultation will also detail plans to force thousands of tenants earning £100,000 or more to pay market rates.
An estimated 160,000 tenants sub-let their homes, which is not currently an offence.
Ministers call it a "scandal", and the BBC's Robin Brant says they have "long talked of tougher rules". Labour said more affordable homes had to be built.
Housing Minister Grant Shapps said: "For too long this country has turned a blind eye on the multi-billion pound problem of housing tenancy fraud and abuse. 


"This year the coalition is determined to end that scandal. Why should someone on a six-figure income enjoy a fantastically subsidised council rent, whilst those in real need languish on the waiting list?
"And why is it so easy to get away with sub-letting your council house at market rent and simply pocketing up to £1,000 a week at taxpayers' expense?"
He told the BBC a new criminal offence was needed because "if the sanctions themselves are so weak, the worst that happens is you get that council home taken away from you if you're found out... we need to change that."


RICS Information Paper Launch 

Thursday 27 January 2011 saw the launch of the RICS Information Paper "Managing Organisational Change" at a breakfast held at RICS Headquarters in Parliament Square, London. Richard, who sits on the RICS Management Consultancy Professional Group had been instrumental in the preparation of the paper working alongside author Charles Millar. The paper is the first in a series to bepublished by the group and will be available to download from: www.rics.org.uk
